Big changes are coming to the appraisal world. The Unified Appraisal Dataset, commonly referred to as UAD 3.6, will officially become mandatory for all new appraisal submissions on November 2, 2026. While the original UAD standard was introduced in 2011, this update represents far more than a simple form revision — it is a complete overhaul of how appraisal data is defined, structured, and delivered to Fannie Mae and Freddie Mac.

What’s Changing

First, it’s important to clear up a common misconception: UAD 3.6 is not just a new appraisal form. It introduces a redesigned, dynamic report built on MISMO 3.6 standards with structured data fields and ZIP-based delivery. Instead of the familiar 1004, 1073, 2055, and other legacy forms, a single dynamic report will adapt based on property type, loan type, and scope of work.

Additionally, appraisals will now be delivered as a ZIP file containing XML, a PDF, and all supporting images. Approximately 150 new or modified data fields will capture more detailed information, including energy efficiency features, smart home technology, and accessibility characteristics. There will also be expanded comparable sales analysis requirements, increasing transparency around adjustments.

How This Impacts the Real Estate Process

For lenders and loan officers, UAD 3.6 means system upgrades and workflow adjustments. Loan origination systems such as Encompass, MeridianLink, and Empower must integrate with the new standard. During 2026, both UAD 2.6 and UAD 3.6 will operate simultaneously, requiring teams to manage a dual-standard environment until the full mandate takes effect.
